⚓ ARTICLE 4 — PURPOSE AND MISSION
4.1 Primary Charitable Mission.
This Trust is a perpetual charitable-purpose land stewardship trust devoted to:
1. Farmland Preservation and Food Security.
Permanently acquiring, holding, leasing, share-cropping, or otherwise stewarding farmland, orchards, open space, and other suitable property to grow nutrient-dense organic and regenerative food, with priority to feeding people in need and strengthening community food security.
2. Perpetual Farmland Protection.
Preserving land in perpetuity for regenerative agriculture, orchardry, agroforestry, silvopasture, ecological restoration, and allied uses, preventing development, subdivision, speculative sale, or extractive land use except where limited exchanges or acquisitions expand or strengthen the Mission.
3. Climate-Resilient Infrastructure.
Developing and maintaining climate-resilient, off-grid, and hybrid systems including solar, wind, battery storage, compost-heat, biogas, geothermal or passive-geothermal systems, rainwater harvesting, fog and atmospheric-water systems, and desalination or portable desalination units, including maritime-based freshwater production, as well as emerging and future technologies that further reduce carbon footprint and support regenerative operations.
4. Urban Agriculture and Vertical/Higher-Density Growing.
Supporting regenerative rooftop gardens, micro-farms, urban farms, vertical farming, courtyard gardens, high-density residential growing systems, and forward-looking urban or suburban developments, including Trust-owned duplexes, multiplexes, mixed-use buildings, and high-rises designed with organic rooftop or integrated growing systems.
5. Organic Growing Protocol.
All food production within the Trust shall follow organic and regenerative practices. Certification is optional, but synthetic pesticides, herbicides, fungicides, and chemical fertilizers shall not be used, except where briefly and narrowly required under law for quarantine or environmental containment, and only when the Trustee determines no organic alternative exists. Land-use records shall be maintained for future farmers seeking organic certification continuity.
6. Dwellings, Lodging, and Hospitality Spaces.
May provide dwellings and lodging—including cottages, cabins, inns, B&B units, barns, eco-structures, studios, glamping units, RVs, motor homes, tiny houses, and repurposed maritime vessels—plus hospitality amenities such as pools, spas, ponds, and water features for beneficiaries, mission-aligned residents, transitional residents in agricultural, educational, artistic, or hospitality roles, Trustees and staff, and approved guests.
7. Animal Sanctuary and Ecological Restoration.
Providing sanctuary and humane care for animals; supporting barn-cat clowders for rodent management; may integrate livestock and working animals into regenerative systems; maintaining wildlife corridors, pollinator habitats, hedgerows, biodiversity zones, and ecological restoration projects.
8. Arts, Education, Culture, and Maritime Heritage.
Supporting arts, culture, education, sustainability training, culinary education, maritime heritage, boat-based lodging projects, floating gardens, portable spa barge concepts, and founder-aligned creative or maritime venues that generate revenue or community benefit. The Trust may host workshops, artist residencies, farm-to-table events, cooking classes, performances, lectures, exhibits, and programs aligned with the Mission.
9. Arts, Education, Culture, and Maritime Heritage.
Supporting arts, culture, education, sustainability training, culinary education, maritime heritage, boat-based lodging projects, floating gardens, portable spa barge concepts, and founder-aligned creative or maritime venues that generate revenue or community benefit. The Trust may host workshops, artist residencies, farm-to-table events, cooking classes, performances, lectures, exhibits, and programs aligned with the Mission.
10. Nonprofit and Community Partnerships.
Coordinating with nonprofit organizations, cooperatives, collectives, educational institutions, and mission-aligned partners to operate public-facing programs, while ensuring the Trust remains the permanent owner of its land and core assets.
11. Creative Land Acquisition Methods.
The Trust may acquire access to land through purchase, lease, shared equity, sharecropping arrangements, lease-to-own, life estates, long-term agricultural leases, option contracts, mitigation land partnerships, conservation easements, or any other lawful means consistent with the Mission.
12. Maritime and Water-Based Operations.
The Trust may own, repurpose, transport, or operate maritime vessels, barges, floating gardens, portable desalination units, water-transport platforms, or other water-based assets that support food production, hospitality, fresh-water generation, environmental benefit, educational programs, or Mission-aligned revenue generation.
4.2 Perpetual Mission Beneficiary.
The Mission itself shall be treated as a perpetual, irrevocable beneficiary of the Trust. Regardless of the status of the Grantor’s descendants, this Trust shall continue indefinitely, and all Trust property shall remain devoted exclusively to the Mission. If no living descendants of the Grantor remain, the Mission shall continue as the sole beneficiary, and the Trust shall continue to own and steward its assets in perpetuity.
